Products We Offer Shared Ownership: Shared Ownership is one of the schemes offered under the Government's Help to Buy initiative and provides an affordable route into home ownership offering an alternative to renting. You buy* a share of a home and pay a rent on the part that you do not own. The initial share purchased will normally be between 25% and 75%. This will be a share that is affordable now but also sustainable for the future ensuring that your costs remain manageable. In the future you may choose to purchase more shares - a process known as 'staircasing' - or you can sell your share of the property based on its value at the time. * You will be granted a lease Intermediate Rent: Through the Intermediate Rent scheme we offer homes to let for around 20% less than the typical rental cost of an equivalent home. This means you can save money whilst living in an energy-efficient home, and benefiting from our high standards of service. We offer an Assured Shorthold Tenancy, with an initial commitment of six months; thereafter a notice period of two months can be given by either party. We have a small number of Intermediate Rent properties across Bedfordshire, Cambridgeshire and Milton Keynes. Please note all property reservations are subject to an administration fee. Outright Sale: If you're ready and able to buy a home outright, simply choose from any of the properties we have on offer and contact us for more information or to arrange a viewing. We work with a select group of mortgage advisers and solicitors and are happy to recommend them free of charge if you need those services. Older Person's Shared Ownership (OPSO) Older Person's Shared Ownership (often referred to as OPSO) is available for applicants aged 55 or over. OPSO works in the same way as standard Shared Ownership where you buy an initial share that you can afford. If a 75% share is purchased there is no rent payable on the remaining 25%. With OPSO there is no option to own 100% of the property. Extra Care: Extra Care developments work the same as OPSO with the added benefit of on-site care. This allows residents to live independently in self-contained, modern homes with access to care and support. A tailored care package is agreed to residents' individual needs, giving both the residents and their families peace of mind that they will receive a high quality of care when needed.
